What do we do?
We are property valuers. That is we express our expert opinion on the value of houses or commercial property, vacant or occupied. Valuing is not a science, but everything our registered property valuers do is to try and make it as predictable as possible. To accomplish this valuers have to eliminate the emotion and look purely at the market and what we are physically presented with. It is our interpretation of the general economic conditions, the local market, and the make up of the property being looked at that gives us a Market Value.
Every property by definition is unique as no two can occupy the same space and it is therefore our interpretation of how the property you are interested in, compares to historic and current information we have on the real estate market that affects our opinion. We also have to interpert how the market would view lack of sun, outlook, restrictive coveneants, onerous lease clauses. Do you do rental reviews, for the landlord or the tenant?
We are independent and give unbiased honest opinions of where we see the market, we do not act as advocates unless we have been specifically instructed as such in our roll as property consultants. We undertake valuations for both commercial properties, ground leases or any type of income earning property.
